An Energy Performance Certificate (EPC) is a legally valid document that rates a property’s energy efficiency on a scale from A (most efficient) to G (least efficient). It provides estimated annual running costs for heating, lighting, and hot water, along with practical recommendations for making the building more energy-efficient.

Minimum Energy Efficiency Standards

Current Minimum: In England and Wales, domestic and commercial properties must have a minimum rating of Band E to be legally let.

Future Targets: The government has proposed raising the minimum standard to Band C by 2030 for privately rented dwellings to help meet Net Zero commitments.

 Exemptions:
Listed buildings where improvements would unacceptably alter their character, temporary structures used for less than 2 years, and small detached buildings are exempt from EPC.
Evictions: In England and Wales, a landlord cannot serve a valid Section 21 “no-fault” eviction notice if they have not provided the tenant with a valid EPC. 

Fines: Failure to provide an EPC when required can lead to civil penalty notices. For residential properties, these typically range from £200 for basic marketing failures up to £5,000 for serious breaches of minimum standards.

STEP 01.

BOOKING AN ASSESSMENT

In the initial stage, you share the property details with us and book a slot for the assessment. 
STEP 02.

PROPERTY VISIT

Once the slot is agreed upon, the Domestic Energy Assessor will visit the property to conduct a thorough assessment; this includes taking measurements and pictures for assessment purposes. 
 
STEP 03.

PAYMENT & EPC LODGMENT

After the initial assessment, the assessor will deliver an EPC report; however, the EPC will only be lodged once the payment has been cleared by the property owner or the property manager.
